If you are considering selling your home I would be happy to prepare a free Comparative Market Analysis (CMA) for you so that you can see what your property would sell for in the current real estate market. There are internet sites that also attempt to do this, but most of them use only information in the county databases to determine prices. This information may or not be accurate! At times I also use the county site, but in addition, I access the Multiple Listing Service (MLS) and other sites that provide crucial additional information that is needed to accurately determine a value for your home. My personal knowledge of the local real estate market is a very important factor that a computer cannot duplicate. We have human doctors diagnose and prescribe treatments, not computers. That is because each of us is different in some ways. In the same way, a professional REALTOR is better able to assess the value of your home, which is certainly unique in some ways.
Once I have done my analysis I will meet with you so that I can tour your home, determine your goals, and work with you to set the highest reasonable price that you can ask for your home.
To begin the process I will need some basic information about your home. The following information will assist me as I prepare your CMA:
- Address of your home
- Age of your home
- Type of home (conventional home of block or wood, mobile, villa, townhome, condo, etc.)
- Square footage of living space (heated/cooled)
- Size of your lot
- Number of bedrooms
- Number of baths
- Size of garage
- Any additional rooms in the home, ie Florida room, den, family room, etc.
- Any special features, ie pool, fireplace, utility shed, other outbuildings, etc.
- Any other information that you think might affect the value of your property?
